Sunday, July 8, 2007 at 06:56PM It has been a busy month with a 1-car garage going under contract and two 2-car garage unit selling. It appears the higher priced townhomes being built in the area in the plus $400k range are having an impact and helping to move homes in Chattahoochee Bluffs.
Built in 2002-2004, this makes are community the most affordable townhome community in the 30339 Vinings/Atlanta zip code.
Friday, July 6, 2007 at 08:13AM One River Place Atlanta has released pricing on their homes. It appears that the condos will be starting in the mid $200 range, about the same price as our 1-car garage, 3 level townhomes. There is a 2nd set of luxury condos that will be starting in the high $500 range.
There are also townhomes in the community divided into 3 groups. The first group of townhomes will be starting from the high $300s range, well above our 2-garage townhomes. There is then another group of townhomes that will be offered from the high $400s. Last, there will be a 3rd group of townhomes offered from the high $500s range.
The single family homes are starting at the $900k price point.
Sunday, June 10, 2007 at 11:11PM A new community is being build in downtown historic Vinings called Vinings Main. It appears that townhomes within the community are going to be going for about $600k. Condos will be starting at $200k - which probably means $250k and up. There will be shops and other retail establishments as well.
Saturday, June 2, 2007 at 12:27PM A single car garage townhome in Chattahoochee Bluffs just sold for $262,000. Demand for the 1-car garage townhomes have picked up and prices appear to be on the rise.
Tuesday, April 24, 2007 at 07:34AM We have recently used Don Barnett at 770- 365- 1925. He was sent by a appliance delivery company who delivered a dishwasher to us, but the install went bad.. so this company sent out Don who did a great job fixing the problem.
He was thorough, friendly and professional. He says he does a lot of additional work outside of appliance installs. We will use him again.

Sunday, April 1, 2007 at 06:36PM Vinings Main is a mixed-use community going up about two miles further out from Chattahoochee Bluffs. The community will be situated in the heart of Vinings next to the Vinings Jubilee on Paces Ferry Rd.
Vinings Main is going to be a mixed-use community consisting of condos, townhomes and retail office space. Pricing does not appear to be cheap within the community. condos will be starting out somewhere in the low $200s up to the $600k range. Low $200k range might be subjective because the Vinings Main “request for information” form allows you to input the price range you are considering for a condo purchase. The lowest amount they will allow you to input is $275k. So, it might be safe to say that Vinings Main condos will be starting at a low of $275k.

Friday, March 23, 2007 at 07:37PM One Riverplace is a new townhome community being built down on Powers Ferry Rd. next to Rays on the River. The new community will be featuring townhomes about the same size as our two-car garage units with pricing at about $425k. Considering our townhomes are priced around the $360k range, we should see a pretty nice upswing in values once they start selling. In addition, One Riverplace will be offering condos under 1,000 square feet starting at $250k. Considering our 1-car units average about 1,800 square feet and sell in the same range, our 1-car garage units should move well over the next couple of years.

Saturday, March 3, 2007 at 09:10AM There have been a rush in sales as of late and the community is down to 15 townhomes for sale. It is normal in most communities to have about 10% of the homes on the market at any time. In our case, that would be about 24 homes. We are running at about 6% which seems to indicate that demand for Vinings Townhomes appear to be running strong.
There is a new community of townhomes going up on Powers Ferry Rd. next to Rays on the River come spring and they will be starting at about $425,000 for units about the same size of our larger two car garage townhomes. This same community will be offering condos starting at $250k. These condos will offer about 900 to 1,000 square feet - much less than the 1,800 square foot average of our 1-car garage townhomes.
Chattahoochee Bluffs should see some strong growth in pricing once that community begins to sell.

Gate Activation
The gates will be operational starting Monday, September 26, 2005. If you haven’t picked up your card and clicker you must go to Homeside Properties in Alpharetta to do so. Contrary to what we have been told in the past, it is not possible to program the gates so that the gate can be open with just the arm operational. This means that during designated “gate open” times the metal gate will be open and the arm will be up. If the community loses power the gates will automatically open, according to the gate company. Once power is restored, the gates will have to be reset before they become operational again. Please email the Board at HOA@Chattahoocheebluffs.com if you have any questions.
Quarterly Open Session
The next HOA Open Session will be held at the clubhouse on Tuesday, September 27, 2005 at 7:00 p.m. If you would like to address the Board you must email your name and topic to H O A @ Chattahoocheebluffs.com in order to be put on the agenda. I am fostering a beautiful yellow lab this week named Caesar . I am helping him look for a home, so if anyone is interested please let me know! He is a 105 lb gentle giant who is not-aggressive whatsoever and gets along great with other dogs! He is cat “curious” but would never harm one. I would keep him myself, but my townhouse is too small for a permanent home.
